Los Angeles-based co-warehousing operator FlexEtc is planting its flag in Phoenix, turning a roughly 70,000-square-foot industrial building into a flexible warehouse-and-work hub aimed at the city's scrappy small-business crowd. The site, near I-10 in the South Mountain industrial area, is set to be carved up into micro-warehouse units targeting entrepreneurs, e-commerce sellers and small distributors, according to the Phoenix Business Journal.
The outlet reported on June 23 that the property at 4114 E. Wood Street will offer a spectrum of lease sizes for local businesses, along with a preview rendering of the planned layout that pegs the building at roughly 70,000 square feet.
What FlexEtc Will Offer
FlexEtc promotes unit sizes of about 300 to 3,000 square feet, with month-to-month and other short-term lease options. Members get access to shared onsite perks such as loading docks, conference rooms, content and photo studios, a stocked kitchen and 24/7 security. The company pitches the setup as a turn-key way for small brands to bundle storage, fulfillment and office space under one roof, per FlexEtc.
The Building And Where It Sits
Commercial listings for 4114 E. Wood Street put the rentable building area at about 69,326 square feet and highlight multiple drive-in doors along with one dock-high bay, according to LoopNet. The property fronts I-10 near the South Mountain corridor and has been marketed as an infill industrial opportunity.
Why Phoenix
Phoenix's industrial sector has been recalibrating after a surge of large speculative projects, and the tension between big-box and small-bay space is getting more pronounced. WareCRE's Q1 2026 market report shows small-bay vacancy hovering around 4 to 6 percent, while overall vacancy remains elevated. That split helps explain why co-warehousing concepts are gaining traction around the Valley.
What This Means For Small Businesses
For local entrepreneurs, FlexEtc's micro-bay setup could offer a practical middle ground between costly single-tenant buildings and long-term, large-format leases. Membership features such as daily package pick-ups, on-site staff and shared freight infrastructure are positioned to trim operating costs for growing sellers, according to FlexEtc.
The June 23 coverage in the Phoenix Business Journal flagged the project as one to watch, while commercial listings on platforms such as LoopNet continue to market the site as an infill industrial play. Prospective tenants will want to keep an eye on those listings and broker notices for the latest leasing details.
