
Sheetz could be the next big arrival on the Lake Norman side of Charlotte, with a 24-hour convenience store and gas station pitched for the intersection of Westmoreland Road and Statesville Road in Cornelius. Early plans show a roughly 6,000-square-foot store with a dozen fuel pumps and room for about 35 cars on just under three acres. Company representatives walked town officials through the concept at a pre-development review committee meeting last Wednesday, starting a formal review process that would require rezoning if the plan moves ahead.
According to The Charlotte Observer, the proposal would be Sheetz's first Lake Norman location and lays out 12 fuel pumps on about 2.7 acres, with 35 parking spaces, two handicap spaces and no truck parking. The concept also calls for access from both Westmoreland and Statesville (U.S. 21), with a fuel canopy and walk-in store area.
The concept drawings were prepared by Convenience Architecture & Design of Claysburg, Pa., according to project records on ConstructConnect. Sheetz's own materials describe its typical locations as offering made-to-order meals, mobile pickup lanes, indoor and outdoor seating, groceries, touch-free restrooms and free Wi-Fi.
Local planners and residents raise red flags
At the pre-development review, committee members did not hold back on concerns. They pointed to potential tree loss, heavier traffic, noise and lighting spilling onto nearby homes, the lack of proposed electric-vehicle chargers and worries that a 24-hour business could attract crime, Cornelius Today reported. The site spans two vacant parcels totaling about 113,000 square feet, with county records listing the owner as MVP JKM Cornelius Real Estate, the outlet noted.
What comes next
The Charlotte Observer reported that Cornelius Planning Director Rox Burhans said the corner location will require a conditional rezoning because gas pumps on such lots must be screened from road frontages. If Sheetz decides to file a formal application, the project would need a recommendation from the Cornelius Planning Board before going to the town's Board of Commissioners for a final vote.
Where Sheetz fits in
Sheetz has been steadily expanding beyond its Pennsylvania base, recently announcing a fresh Midwest push in a company press release and marketing its stores as full-service convenience destinations. Around the Charlotte region, the chain has opened multiple locations in recent years. Statesville added another Sheetz in 2024, underscoring why a Cornelius proposal drew quick attention, Iredell Free News reported. Residents who turned out for the pre-development meeting were split between welcoming late-night service and worrying about traffic and safety.
For now, the plan is still just a concept. Town officials say they will only act once a formal rezoning application is filed, and neighbors will get multiple chances to weigh in as the proposal moves through Cornelius's review process.
