Lowes Foods is planting its flag in one of Mooresville’s most-watched projects, signing on as the grocery anchor for Cadia Village Mooresville, a Pappas Properties development along Mecklenburg Highway that is targeting a 2027 opening. Heavy equipment is already chewing up dirt on the pad where the store will sit beside the town’s new East-West Connector, as the developer pitches the site as a wellness-focused, walkable village with the grocery at its center.

What’s planned

According to Pappas Properties, Cadia Village Mooresville will cover more than 100 acres and feature an anchor grocery store, roughly 75,000 square feet of retail and restaurant space, and a 6,000-square-foot community wellness center.

The residential piece is sizable too. The project calls for about 500 homes in total, including 440 for-lease units and 60 for-sale residences. Plans also include walking paths and a village park to tie the whole thing together, keeping the grocery, homes, retail, and wellness center within an easy stroll of one another.

Construction and site work

On the ground, grading crews have begun carving out the pad for a roughly 50,000-square-foot Lowes Foods. At the same time, the East-West Connector, a new four-lane divided highway, is reported to be about 75% complete.

Mooresville assistant town manager Ryan Rase told The Charlotte Observer that Phase 1 of the connector, running from Langtree Road to N.C. 115 (Mecklenburg Highway), could open in early to mid next year, with utility relocations cited as the main reason for delays. Photos published with the Observer’s coverage show heavy machinery at work on the future store pad and the alignment of the new connector road taking shape.

Where it sits and why it matters

The planned Lowes Foods pad is positioned at the corner of Mecklenburg Highway (N.C. 115) and the East-West Connector, putting the future store in a sweet spot for both Lake Norman traffic and the new neighborhood, as local TV coverage has pointed out.

The Charlotte Business Journal first reported that Lowes Foods will anchor the Cadia Village Mooresville development and noted that the store is aiming for a 2027 opening. Industry reports also spotlight the chain’s broader Charlotte-area push, including a new Kannapolis location and additional sites in the pipeline. Trade & Industry Development has reported that the Kannapolis store alone is expected to create roughly 100-120 jobs, underscoring how Lowes Foods’ expansion is set to boost both retail options and hiring across the region.
