
San Antonio's Far Westside is squeezing in yet another strip center, with state records showing Potranco Vistas, a roughly 15,000-square-foot shopping center, planned at 9819 Potranco Road. The filing is the third new retail project on Potranco Road since late May and brings this summer's retail investment along the corridor to about $8.7 million.
State filing spells out size, money and timing
The project registration submitted June 8 lists 9819 Potranco Road as the site and indicates Potranco Vistas will occupy more than 15,400 square feet. The record shows investors are putting roughly $1.1 million into the buildout, and construction is expected to wrap up in July 2027. These details appear in state project records from TDLR.
Traffic and the push for more retail
The surge in storefronts is landing on a stretch already known for gridlock. Potranco Road appears on a Texas A&M Transportation Institute ranking of the state's 100 most congested roadways, a point noted by Axios. That ranking, along with the corridor's proximity to SH 151 and Loop 1604, helps explain why residents are watching closely to see how new retail will affect rush-hour backups. Local planners will be looking at curb cuts, turn lanes and signal timing to see if they keep pace with the extra traffic these centers are expected to draw.
Two other filings pushed investment to roughly $8.7M
State records and reporting show two other recent Potranco registrations: Potranco Square, a roughly 6,145-square-foot strip at 2112 Potranco Road that will include medical and dining tenants, and Redbird Plaza, a roughly 20,350-square-foot development near Potranco and State Highway 211. When combined with Potranco Vistas, those filings total about $8.7 million in planned retail investment, according to MySA. Owners and designers say the corridor's growing neighborhoods and nearby projects continue to make the location a draw for small retailers and service providers.

Marketing materials for nearby centers such as the Potranco Center, featured in developer listings, show why brokers are pitching the area's housing growth and traffic counts to potential tenants, as seen in a local center flyer from Fulcrum. For now, filings indicate construction is slated to start this summer, with crews expected to finish in July 2027, according to state records.
