
One of Seminole Heights’ most-watched corners is gearing up for yet another reinvention, with Nebraska Roadside, a mostly outdoor food-park concept, slated for the former Nebraska Mini-Mart site and eyeing a fall 2026 opening. Organizers say the project will blend family-friendly food, drinks, lawn-style games and live entertainment in a retro setting built for daytime hangs and low-key nights out.
Nebraska Roadside’s plan
In an announcement first reported by Creative Loafing Tampa, Nebraska Roadside describes itself as “an outdoor environment that blends food, beverage, entertainment, games, and social gathering into a single destination.” The group says Tampa-based Pep Rally Inc. is handling design and branding, and that the look will lean into a 1960s vibe. The team told the outlet it is aiming to open by fall 2026.
Who’s behind the concept
State records show NEBRASKA ROADSIDE LLC was registered on April 21 and lists Kevin R. Zepf as an authorized person, according to Florida Division of Corporations. Zepf is tied to the Bandbox speakeasy brand, which recent trade coverage says is expanding and planning a Tampa outpost later this year, per Restaurant News. The filings list a LegalZoom registered agent and an Orlando principal address for the company.
Site history and quick turnover
The property at 4815 N Nebraska Ave previously housed Nebraska Mini-Mart for about six years before it closed in 2025, followed by a brief run from hot-chicken spot King of the Coop that lasted roughly six months, according to Creative Loafing Tampa. If Nebraska Roadside moves forward, it would become the third different concept at the address in about 15 months, cementing the corner as a small but telling barometer of Seminole Heights’ dining churn.
What to expect
Organizers say Nebraska Roadside will center on outdoor seating with picnic-style tables and a combination of permanent vendors and rotating pop-ups to keep the offerings changing. The pitch is a family-friendly daytime atmosphere that shifts toward live music and games in the evenings, though details on specific vendors, menus and permits have not yet been released. Expect permit filings and vendor news to surface over the summer as the team works toward its fall target.
