What Reotemp Is Moving And When

Commercial Property Executive reports that Reotemp will take possession after a tenant buildout scheduled for the second quarter of 2027. The move will consolidate several locations in Sorrento Valley and roughly double the company’s San Diego footprint, from about 35,000 to 55,000 square feet.

Once the work is done, the building is slated to hold executive offices, R&D, engineering and manufacturing, along with distribution and customer service. There is also room left for future expansion, a clear signal that Reotemp is planning to grow rather than simply reshuffle its real estate.

The Reotemp deal lands at a moment when San Diego’s industrial market is cooling slightly but still highly competitive for the right kind of space. Industrial vacancy in the region stood near 7.3% in the first quarter of 2026. According to Cushman & Wakefield, a wave of new deliveries and shifting tenant needs has opened up more options for occupiers, making renovated, lab-ready facilities with heavy power particularly appealing to advanced manufacturers.

Against that backdrop, landing a full-building, long-term tenant helps underscore that well-located infill product with the right specs can still draw serious commitments.

Brokers, Owners And The Building's Repositioning

Luminous Capital Management and Virtus Real Estate Capital bought the Willow Creek property in 2021 from LG Electronics USA and then went to work upgrading it. Their renovations boosted electrical capacity to 4,000 amps, according to Commercial Property Executive, a key selling point for an advanced manufacturing user.

Cushman & Wakefield’s San Diego office handled both sides of the deal. Brant Aberg, Bryce Aberg and Louay Alsadek marketed the building for Luminous, while Andy Ewald and Peter Curry represented Reotemp. Cushman’s project development team, led by Jason Thatcher, is steering the tenant improvements that will turn the space into Reotemp’s new HQ.

“We’re making a long-term bet on American manufacturing and on San Diego, our home for the last 50 years,” Reotemp CEO Brian O'Leary said. Luminous executive Bob Dougherty framed the signing as a validation of the repositioning effort, according to CityBiz. Reotemp will keep operating a second plant in Houston while using the Willow Creek facility as its primary San Diego hub.
