Clearwater Beach’s high-end condo scene is getting a serious jolt, with FirstService Residential tapped to manage Viceroy Residences Clearwater Beach, a Viceroy-branded waterfront condominium planned for the island. Billed as the first major new luxury residential project on Clearwater Beach in more than a decade, the development is pitched as bringing a hotel-style ownership experience straight to the Gulf.

A development and a timeline

The project, from developers BH3 Management and U.S. Development, is planned as two nine-story towers at 551 Gulf Boulevard, with a total of 86 luxury residences, according to a press release from PR Newswire. Sales are already underway through an on-site presentation gallery, and the same release notes that vertical construction is expected to start this autumn.

Resort-style perks on the amenity slate

Developers are leaning hard into the resort vibe. Marketing materials describe an owner’s restaurant that will serve both the pool deck and the beach, a private beach club of about 3,000 square feet, a full-service spa, a fitness center looking out over the Gulf, a media lounge and a resident clubhouse, according to BusinessWire. Outside, plans call for a resort-style pool with private cabanas, a beach bar with sand firepit lounges and a sunset deck wrapped around a botanical banyan tree.

“From the beginning, our vision for Viceroy Residences Clearwater Beach has been to deliver a level of luxury living and personalized service that is unprecedented for the market,” Dustin Salzano, CFO of U.S. Development, said in the announcement. Sherif Masry, vice president of FirstService Residential, said the company is “proud to support BH3 Management and U.S. Development” and aims to provide “a seamless, elevated living experience” for future residents, according to the release from PR Newswire.

Built for storms and the long haul

The team is also putting a spotlight on storm resilience. The buildings are designed to sit at an elevation of 18.6 feet NAVD, use full concrete construction and feature missile-impact glass rated for winds up to 165 miles per hour, according to BusinessWire. Project materials further state that generators will be connected to city gas lines so that essential systems can stay online during extended power outages.

What it could mean for Clearwater Beach

The choice of FirstService Residential signals that the developers are aiming for a hospitality-grade, branded product targeted to both national and international buyers, according to developer materials and reporting reviewed by CityBiz. For Clearwater Beach, the project represents a rare infusion of new luxury condo inventory after years with few comparable new-build options on the island.

Prospective buyers and nearby residents can find information and pre-construction sales details at the on-site gallery and through the project website, Viceroy Residences Clearwater Beach. Developers say they expect to move into vertical construction this autumn.
