The new structure has gone up between a funeral home and an apartment building and is easy to spot from the Capitol Theatre corridor. Neighbors and nearby restaurant owners say the scaffolding and framing have completely changed the look of the block this summer.
As reported by Knoxville News Sentinel, developer Sandip Patel of Morristown-based Devi Capital is behind the project, bringing the Holiday Inn brand to the former city lot. The site sits a short walk from downtown hangouts such as Raven Steakhouse Lounge and Bluetick Tavern, with the hotel pitched as a way to add more overnight options for visitors to Maryville and the nearby Smokies.
What the city signed off on
City council documents show the deal is structured around a long-term air-rights lease that lets the developer build the hotel above a city-owned parking garage. The lease runs for 99 years at a cost of 1 dollar per year. Under the agreement, the city will contribute up to 2.5 million dollars toward the construction of the garage and has set minimum requirements for the hotel, including at least four floors and a baseline of 80 rooms.
