
Downtown Kannapolis’s Gem Theatre is back in the spotlight, and this time it is not just the marquee that is lit up. The restored 1936 single-screen movie house has been named a winner in the North Carolina Downtown Development Association’s 2026 Downtown Excellence Awards, taking the top spot in the Catalytic Projects category. The statewide nod caps a multi‑phase renovation that has brought crowds back by the thousands and, local leaders say, firmly reestablished the Gem as both a community hangout and a Main Street economic driver.
According to North Carolina Downtown Development Association, the Gem Theatre Renovation was selected as one of a dozen Downtown Impact Award recipients, highlighted for historic preservation work and for helping reenergize downtown Kannapolis. The project landed in the Catalytic Projects category, which recognizes investments that can shift the direction of a downtown district and spur private investment around them.
Renovation Restored A 1936 Landmark
The City of Kannapolis reports that work on the theatre began in December 2023 and included new seating, installation of a 4K laser projector, refurbished balcony seats and repaired plasterwork ahead of a May 16, 2024 public reopening. City of Kannapolis Communications notes that more than 700 people pitched in to the Gem Theatre Fundraising Project by sponsoring seats, buying marquee bricks and purchasing vintage balcony seats. “We are pleased to reopen the Gem Theatre for everyone to enjoy,” Mayor Darrell Hinnant said in the city’s announcement.
A Regional Draw And Economic Anchor
The NCDDA write‑up points to strong box office numbers following the facelift. The association notes that more than 42,000 tickets were sold in the theatre’s first two months and that cumulative sales have already topped 210,000. North Carolina Downtown Development Association also cites mobile‑device data showing that roughly 40 percent of Gem visitors come from more than ten miles away, a sign that the theatre is pulling customers into Kannapolis’s surrounding restaurants and shops.

Regional partners have taken notice of the Gem’s ripple effects. The Centralina Regional Council previously recognized the renovation as an Improving Quality of Life project, tying it to a broader pattern of public investment and community fundraising that local officials say helps attract private development.
