
The Morgan, a new 18-story condominium from Continuum Company, has officially hit the market on East 35th Street in Midtown Manhattan. Rising at 38 East 35th Street, the project will bring 137 residences to the block, ranging from studios to three-bedrooms, along with a limited collection of multi-level premium homes that include private terraces and a garden duplex. Construction is underway, with completion targeted for late 2027, and a sales gallery next door at 35 East 35th Street is now open to prospective buyers.
Sales launch and who is selling
Continuum rolled out the sales launch this week and tapped Corcoran New Development as the exclusive sales agent. According to New York Real Estate Journal, Corcoran brokers Noble Black and Nick Riback are leading the marketing push from the on-site gallery. In materials circulated for the launch, Ian Bruce Eichner, Continuum's chairman and CEO, said the building "offers residents the rare opportunity to experience the energy, culture and excitement of New York."
Design, homes and interiors
INC Architecture & Design is serving as project architect, while Paul Duesing Partners is responsible for the amenity and common areas, which are being curated for a warm, hospitality-style atmosphere. Early project materials and renderings highlight interiors with white oak flooring, custom wood cabinetry with tambour detailing, quartzite countertops and integrated Miele appliances. Some residences feature ceiling heights above 13 feet, and the building will include a nine-unit collection of premium multi-level homes, according to 6sqft.
Amenities and building life
The Morgan's amenities are organized around a landscaped private courtyard and a skylit Conservatory that is described as an indoor-outdoor event space. The full package spans more than 10,000 square feet and includes a fitness center, dedicated yoga studio, spa with sauna and steam room, private dining space and a residents' lounge with billiards and a catering kitchen. Construction is ongoing, and the developer is aiming for a late 2027 delivery, per New York Real Estate Journal.
Neighborhood context and history
Located on a relatively quiet stretch between Park and Madison avenues, The Morgan sits close to the Morgan Library & Museum, Bryant Park and Grand Central Terminal, in a pocket the developer characterizes as central but calmer than many Midtown blocks. The site has a long redevelopment backstory: the Community Church of New York and neighboring properties were sold to Continuum after the congregation voted to sell in 2022, with the transaction closing in 2024, 6sqft reports. In marketing materials quoted by the outlet, Corcoran's Jodi Stasse said the project "presents a rare opportunity to live between Park and Madison Avenues."
Corcoran New Development is overseeing sales, and the on-site gallery at 35 East 35th Street is open by appointment.
