A packing and distribution company has snapped up an entire speculative warehouse near the Houston Ship Channel, taking all 428,080 square feet of Building 2 at the Baytown 146 industrial park. The deal fills out one of two buildings at the site and lands just months after another logistics firm committed to a multimillion-dollar buildout next door.

Gulf Coast Crating Inc. leased the full Class AA distribution building, which sits on 25.3 acres, according to Realty News Report. Judd Harrison, John Ferruzzo and Jack Ferruzzo of KBC Advisors represented landlord Velocis in the transaction, while Patrick McKiernan of First Houston Properties represented Gulf Coast Crating as the tenant, the outlet reported. The Baytown lease adds to Gulf Coast Crating's expansion into additional markets.

Velocis's First Houston Industrial Play Now Fully Leased

Baytown 146 offers access to State Highway 146 east of the Houston Ship Channel. Velocis developed the park, which the firm has described as its first industrial development in the Houston market. Building 2 had been complete and available for lease or sale before Gulf Coast Crating stepped in.

The building's specs reflect the kind of large-format speculative space developers have been betting on across the Baytown submarket: 36-foot clear heights, 99 dock doors, four ramp doors and more than 290 combined car and trailer parking spaces, according to details published by East Coast Warehouse & Distribution.

Neighbor's $57.5 Million Bet on Port Access

Building 2's new tenant isn't the only major deal at Baytown 146. East Coast Warehouse & Distribution selected Baytown 146 for its first Texas operation, with a 321,440-square-foot facility. The New Jersey-based logistics firm has said the expansion represents a $57.5 million investment expected to create 65 new jobs, and that operations were expected to begin in May, according to the company's own announcement.

That facility sits at 9200 FM 1405 in Baytown, about 14 miles from Barbour's Cut Terminal and 18 miles from the Bayport Container Terminal, the company said. The site comprises 321,440 square feet of warehousing on 6.5 acres, with an additional 8.5 acres set aside for parking and storing 275 trailers and containers, per the same announcement.

Gulf Coast Crating's Regional Footprint

Gulf Coast Crating has also leased space in Grand Prairie. The company has a presence in Houston, Dallas, New Orleans and Tulsa, Oklahoma, and its subsidiary XLR8 Delivery operates under the same corporate umbrella.

A Tightening but Still-Crowded Industrial Market

The Baytown deals land amid a busy stretch for Houston's industrial sector. Houston's industrial vacancy rate fell to 7.4% in the second quarter of 2026, down 24 basis points from the prior quarter, according to Partners Real Estate. Leasing velocity totaled 9.8 million square feet for the quarter, down slightly from the prior quarter but up 4.6% from a year earlier, the report notes.

Estimates of the market's net absorption for the quarter vary by source: Partners Real Estate put the figure at 7,693,443 square feet, up 75% from the prior quarter, while Avison Young reported 5.8 million square feet of positive net absorption for the same period. Port Houston, meanwhile, handled 4.3 million twenty-foot equivalent units over the prior year, a 5% increase, according to Avison Young, which describes the port as a demand driver for the region.

Baytown's Broader Industrial Boom

Stream Realty Partners has also planned Portside Logistics Center, a 1-million-square-foot speculative project in Baytown developed in a joint venture with Principal Real Estate Investors, featuring an expandable 760,000-square-foot cross-dock building and a 260,000-square-foot front-load building.

The pattern of big warehouse deals near the port dates back further still. CBRE arranged three long-term warehouse leases totaling 517,213 square feet at the 1.2-million-square-foot Baytown Intermodal Center back in mid-2022, according to Realty News Report. Together, the string of leases underscores how steadily logistics and distribution firms have continued betting on Baytown's proximity to the Houston Ship Channel, even as the broader market works through a wave of speculative construction.
