The Garrett Companies has paid $16.78 million for RK Industries' former headquarters at 3800 Xanthia St. in Denver's Central Park neighborhood, setting up a redevelopment that will turn roughly 10 of the property's 15 acres into 329 Class A apartments. Construction is expected to begin later this year, with completion targeted for the fourth quarter of 2027.

The deal, reported by Mile High CRE, closed according to the deed and covers a parcel that served as RK Industries' headquarters for decades before the company relocated. Eric Roth and Martin Roth represented RK Industries in the transaction, alongside brokerage CBRE. Garrett plans to redevelop the site. The new apartment community will feature modern amenities on the larger portion of the property.

RK Industries specializes in construction, manufacturing, fabrication and facility services. Eric Roth said the site's redevelopment potential supported other uses that would enhance the neighborhood, adding that the planned Class A apartments will blend with the surrounding residential development.

Why RK Industries Left Denver

RK Industries' move away from Xanthia Street traces back to April 1, when the company officially opened a new 155,000-square-foot headquarters at 3301 Lewiston St. in Aurora, consolidating all eight of its business divisions into Adams County and creating nearly 1,200 jobs in its first year, according to CCD Magazine. The Aurora campus is more than 70% larger than RK's former Denver site and came together after two years of work with state and local economic development agencies, the outlet reported.

RK Industries' corporate roots date to 1963, and the company purchased its Stapleton complex in 1997. The firm operates as a second-generation family-owned business specializing in construction, mechanical, electrical, and steel fabrication services.
