
Yesterday, in a step to address the housing crisis, Governor Maura T. Healey visited Yarmouth Gardens, Yarmouth, Massachusetts. She emphasized her recent tax cuts package and $4 billion Affordable Homes Act according to Mass.gov. As a part of her "Cutting Taxes, Saving You Money" tour, she highlighted measures to alleviate the rental and home ownership burdens and incentivize home production, especially catering to the needs of Cape Cod residents.
During her visit, Governor Healey underscored the provisions of her tax cuts package and Affordable Homes Act designed to meet the specific requirements of Cape residents. Heightened allocations for the Low-Income Housing Tax Credit and the Affordable Housing Trust Fund, the main backers of Yarmouth Gardens, were among the highlights. To alleviate financial hardships faced during septic tank replacements, the septic system tax credit ceiling has been tripled, according to Mass.gov.
Moreover, the Affordable Homes Act proposes an option that would allow local communities to adopt a real estate transaction fee of 0.5 to 2 percent on property sales exceeding $1 million or the county's median home sale price. Plans are to increase housing production and tailor solutions to state residents’ specific needs.
In a bid to make housing more affordable, the tax cuts package incorporates stipulations like boosting the annual cap for Housing Development Incentive Program (HDIP) and the Low-Income Housing Tax Credit (LIHTC), and doubling the Senior Circuit Breaker Tax Credit amount. Revisions to the Estate Tax threshold are aligned with those in other states, providing seniors with greater leeway in terms of generational wealth transfers and encouraging familial proximity, as stated in Governor Maura Healey and Lt. Local officials, Yarmouth Town Administrator Robert Whritenour and Falmouth Representative Dylan Fernandes hailed Governor Healey's endeavors to reduce housing costs and promote affordability. Fernandes emphasized the imperative of "affordable housing for teachers, firefighters, nurses, and other essential community members" struggling with soaring real estate prices, as stated in Mass.gov news.
Senator Julian Cyr (D-Truro) similarly lauded Governor Healey's initiatives, deeming the Affordable Homes Act a major step in tackling the housing crisis in Cape Cod and the Islands.
