A $331 million mixed-use development spanning 113 acres is proposed in Hutto, Texas. Approval from the City of Hutto for water and wastewater services is required before moving forward as per a KXAN report. Kevin O'Neil of Fidelis Realty introduced the project at a city council meeting earlier this month. The proposition encompasses three logistics centers, diverse retail establishments, 600 multi-family housing units, and potential space for a hotel or a multi-specialty medical facility.

O'Neil indicated that the further project could generate an annual revenue of approximately $9.8 million for the wider community. Partnering with the City of Hutto and Municipal Utility District (MUD) #22 in a three-way partnership is the ultimate goal of Fidelis Realty if they are to develop the proposed site located off SH 130 and Chris Kelley Boulevard.

Despite the potential benefits of the project, there are concerns regarding its possible impact on the city's water capacity. City Council Place 2 Dan Thornton said during the November meeting, “That’s my biggest concern with this is. Voluntarily saying we want to bring more people in and serve more people than we’re currently serving when we’re having trouble with our projections with the people we’re serving already,” as detailed in KXAN report. No decisions have been made yet by the Hutto city council at this point, as the project is still in its early planning stages.

The proposed development lies within the service area of Manville Water Supply Corporation. Although Manville has approved the project's release, an official transfer to Hutto is yet to happen. Additionally, the city forecasted that it might take several years before the project receives water services.
