San Antonio is making strides in addressing its housing crunch, with construction now underway for 1,000 new affordable housing units, a substantial increase in the city's affordable housing inventory, officials announced. Funded by a trailblazing bond, the Culebra Road Apartments on the city's west side kicked off the wave of development, marking the creation of 199 affordable homes. "Concentrating our housing in one area of town is not what we are aiming to do," Deputy Director of the Neighborhood and Housing Services Department Ian Benavidez told KENS 5, highlighting the city's plan to scatter the housing projects across six council districts.
Backed by last year's historic $150 million bond, the initiative not only brings rental properties to low-income families but also supports homeownership dreams. Mayor Ron Nirenberg, in an effort described to Fox San Antonio, said the bond addresses the city's socioeconomic infrastructure at its core. "Housing is the basic economic building block of families all across the country. Without housing that people can afford, the rest of the economic foundation is broken," Nirenberg stated, affirming the bond's role in setting a stable economic foundation for the city's future.
Amid the ongoing demand for affordable living spaces and nearly 30,000 individuals on the Opportunity Housing waitlist, these new projects are expected to lighten the load. The mayoral office emphasizes that everyone deserves a secure place to live, with initiatives such as the Culebra Road Apartments aimed squarely at achieving that goal. As per the KENS 5 report, 178 of these new units will be set aside for those earning less than 60% of the area's median income, further supporting financial accessibility for families in need.
Moreover, the move sees a dual strategy that bolsters both rentals and homeownership options, ensuring a holistic approach to the ongoing housing challenge. With extensive funds earmarked, Mayor Nirenberg told Fox San Antonio that home improvements have been deemed critical for putting more single-family homes on the market at affordable prices. "We do have a small portion of the bond that is for the production of new units for homeownership," Nirenberg said, adding that this first-of-its-kind bond throws a much-needed lifeline to aspiring homeowners and renters alike. The completion of these developments, including the Culebra Road Apartments, is anticipated to wrap up in fall 2025, promising a significant boost in affordable household availability for the residents of San Antonio.
