Home values in some Texas cities are soaring. The typical home value across the United States hit a number to the tune of $347,972 in October, marking a 2.3% increase from the previous year, as reported by KSAT. Potential buyers also grappling to navigate high mortgage rates, which on November 16 stood firmly at 7.44%.
Nowhere is the trend of surging home prices more evident than in certain Texas cities, where location and luxury seem to rapidly intensify housing costs. Stacker, utilizing data from Zillow, compiled a list showcasing cities within Texas that are home to the most expensive properties. It is revealed that Dallas-Fort Worth-Arlington holds the lead with a staggering twelve cities making the top 30, while Austin-Round Rock-Georgetown is hot on its heels with ten. San Antonio-New Braunfels and Houston-The Woodlands-Sugar Land trail with five and one cities represented, respectively.
A closer examination of data uncovers that Spicewood, resting at #30 on the list, boasts a typical home value of $752,335, albeit witnessing an 8.3% decrease over the past year. On the contrary, areas like Highland Park, sitting at #2, have seen typical home values escalate to $2,475,527, an 11.2% uptick since last year. But topping the chart, Rollingwood, adorned as #1, commands a wallet-stretching typical home value of $2,595,376, which has remained relatively stable, marking a 0.1% increase over a one-year period and a dramatic 107.3% over five years.
Some cities have experienced slight annual dips in their home values, but the general trajectory suggests a substantial upward swing over a five-year perspective. This, in conjunction with the current mortgage rates, suggests that the path to homeownership in these high-demand Texas cities may surely come to be increasingly challenging for would-be buyers.
