In its development blueprint, CB Wine Tourism intends to allot nearly 200 acres for about 100 1.5-acre lots, with housing prices projected to hit between $650,000 and $700,000. A synergy of wellness and leisure amenities, including spa, fitness center, fresh food market, trails, and a coworking space, is set to enrich the prospective community. "The Texas wine country has been called the Napa Valley of the 1960s, and though it's already booming, the potential for growth abounds," CB Wine Tourism's CEO Jose Luis Correa remarked in a statement reported by Express News. Meanwhile, a world away in the tourist stronghold of Cabo San Lucas, hotel infrastructure is mushrooming with new luxury resorts, following historic spikes in tourism volumes detailed by Forbes.

Rodrigo Esponda, Managing Director of Los Cabos Tourism Board, provided Forbes with a glowing report of the area's burgeoning tourist appeal. With an impressive 45.1% accumulated growth rate observed over the past five years, Los Cabos sealed 2023 with a record-breaking 3.85 million visitors. Unlike the newly planned Texan development, Cabo San Lucas is already a renowned haven for sun-seekers and luxury travelers, now growing even more attractive with the promise of fresh hospitality players entering the scene.

Back in the Hill Country, the upscale project's perks are forecasted to woo over 100,000 annual visitors and coincide with a demographic shift towards the small-town appeal and sprawling nature the region offers. But as companies like CB Wine Tourism lay down roots, some locals air worries about the impacts of this sophisticated invasion on native resources, housing affordability, and already strained infrastructures. Fredericksburg's median sale price hit $499,000 last year, marking a sharp 37% rise since 2020, according to stats shared by the Central Hill Country Board of Realtors. New Braunfels, another Hill Country city, is on a path to eat up all its developable land by 2035, if current growth trends persist, predicts a 2022 city report.
