
Developers in Miami are pushing boundaries, as two ambitious projects seek to transform the Little River area and provide affordable housing options. Little River Cedar Property Owner LLC is aiming to construct a 12-story mixed-use building at 7715-7737 NE Second Ave. The project promises 191 residential units, over 8,000 square feet of retail space, and parking for nearly 300 vehicles, as reported by Miami Today News.
Benjamin Hedrick, the attorney for the Little River project, emphasized the development's contribution to the city, stating, “The project will enhance the overall city and the Little River communities by providing a new, state-of-the-art mixed-use building.” This development, however, is seeking city approval for several waivers, including a reduction in the required parking spaces, increased lot coverage, and a reduction in secondary setback on Northeast 77th Street, among others.
Simultaneously, a new proposal for a 12-story building with over 200 affordable units has been put forth by a nonprofit, details of which are reported in The Business Journals. This indicates a growing trend in Miami's property development, where meeting housing demands is balanced with thoughtful urban planning and design enhancements.
At a recent review board, Kurt Dannwolf of ODP Architecture and Design highlighted adjustments to the Little River development's design, including a shift to more glass usage for a lighter feel. Board member Ligia Ines Labara approved of the revisions, saying, “The changes you have made make it a much more successful project, and it will be a great addition to that side of the neighborhood.” In summary, these developments reflect a dedication to evolving the cityscape of Miami, marking an intersection of modern design, urban needs, and considerations for community impact.
