Despite a slowing real estate market in 2023, punctuated by high mortgage rates and hesitant sellers, certain ZIP codes defied trends, heating up across the United States, especially in North Texas. Recent findings by Opendoor showcased three local ZIP codes as among the nation's most desired spots for homebuyers.
The competitive zip codes of Forney (75126), Aubrey (76227), and Fort Worth (76179) made the top 10 on Opendoor's "2023’s Hottest ZIP Codes—and Hidden Gems" list, which tracks how quickly homes went under contract after hitting the market. Opendoor leveraged data from local Multiple Listing Services to single out these locales, with Forney slipping slightly to sixth from fifth the previous year, while Aubrey climbed to the seventh spot after ranking 13th in 2022. Fort Worth's 76179, which covers northwest Fort Worth along with Saginaw and Eagle Mountain Lake area, burst onto the list at number ten, as per Dallas Innovates.
Statewide, Texas garnered considerable attention on the list, laying claim to nine of the top 20 hottest ZIP codes in the country for 2023. Cypress (77433) and Katy (77493) secured the top two positions, this dominance is a testament to Texas’s allure, noting that Texas continues to be the prime destination for an increasing number of people relocating within the United States, correspondingly impacting real estate market activity, as pointed out in a FOX 4 News report.
Despite nearly 3.79 million homes sold in the past year, the appeal of certain neighborhoods persisted, Opendoor’s analysis particularly highlighted the trend of prospective homeowners seeking to escape the urban sprawl for areas with ready amenities yet less congested than major metropolitan centers, and where living costs don't strain the wallet. Texas neighborhoods, alongside locations in Florida, the Carolinas, Georgia, and Oklahoma, all resonated with buyers championing affordability according to the Opendoor report.
