
The Big Apple isn't the only city wrestling with a parking crisis, but San Antonio's Pearl district might just have a solution in the pipeline. The city's Historic and Design Review Commission has given the thumbs-up to a new multifamily development that's going full throttle on parking availability—quadrupling the number of spots to units.
According to a report from the San Antonio Report, real estate firm Oxbow's proposed Mira tower has the green light to start its engines on construction. Known as Mira, the new kid on the block is set to take up residence on a 1.5-acre site in Pearl's heart. The project's site is cocooned by East Elmira, East Locust, East Euclid, and East Myrtle streets. Sabot Development sold the property to Oxbow nearly a year ago, effectively passing the baton on a previously approved 10-story building project.
Oxbow, tweaking the original plans, will construct a six-story complex with a bonus round of 5,000 square feet of retail space on the ground floor. Boasting 144 apartments, it's poised to offer the most affordable rent rates within Pearl's multifamily lineup. Omar Gonzalez, Oxbow's director of development, emphasized the competitive rental pricing.
The parking solution being unveiled is almost unheard of—nearly 600 spaces will be sandwiched into Mira’s structure, serving both future residents and visitors to Pearl. Oxbow's head honcho, Bill Shown, described the parking bonanza as a "standout feature" of the development, with an assurance that “parking is going to be a non-issue," he told the San Antonio Report.
W Partnership and Don McDonald Architects are at the reins of the design plans for Mira, with civil engineering slated by Pape-Dawson, and landscaping and interior aesthetics falling to the creativity of Rialto Studio and Leslie Fossler Interiors, respectively. If all goes as planned, construction signage will start popping up in early 2025, and doors will swing open in 2027. Oxbow's also thrown a rezoning request into the city's ring, aiming to ensure their blueprint matches local ordinances.
Not a stone's throw away, another Oxbow project is simmering. Cooper's Row, a sprouting seven-story apartment tower, is counting down to its grand opening set for later this year. Also in the works is the Grove Hotel, promising 166 rooms for visitors. Locals and Pearl goers can also look forward to a nifty bridge that nods to connectivity; it will link the apartment buildings to the main Pearl campus, complementing the recently unveiled Pullman Market. All of these developments are unfolding alongside the commission's nod to a new athletic building for Brackenridge High School, taking up a healthy 19,000 square feet of sporting pride.
