
As Denton, Texas continues to grow, so does its need for housing and commercial development. Leading this expansion is Dallas-based Hillwood Communities, which is planning a significant development project near Denton and just west of Argyle, as reported by Candy's Dirt. The 3,200-acre Hunter Ranch is expected to transform into a master-planned, mixed-use area featuring 6,000 homes, and notably, this project will honor the historical significance of Pilot Knob, a local landmark with deep ties to the region's cultural history.
Often referred to for its topographical resemblance to a ship's lookout, Pilot Knob will not only be preserved but integrated into Hillwood's vision for the Hunter Ranch development. Spanning a 900-foot-high protrusion, the landmark has served as a vantage point for various groups over centuries—ranging from the Caddo Indian confederacy to outlaws like Sam Bass. According to The Dallas Express, approximately 1,000 acres around this distinctive outcrop will remain open, safeguarded by conservation easements, a measure that underscores Hillwood's commitment to respecting the natural and historical elements of the site.
For residents of the future development, known as Landmark by Hilton, these natural features will not be distant icons but rather intertwined with the living experience. The initiative plans to introduce an interconnected trail system, with conservation in mind, to maintain the geological traits defining the area. Envisioning a "city-in-a-city," Hillwood also promises over 5 million square feet of mixed-use space, and more than 3,000 multifamily units, according to The Dallas Express. This effort aims to create a self-sustained urban experience.
Fred Balda, president of Hillwood Communities, spoke of commanding home sales in the I-35W corridor, highlighting Hillwood's existing impressive track record in the region. He told Candy's Dirt that, "Hunter Ranch is our next stop." With a blend of retail, office, hospitality, and healthcare offerings alongside residential units, Hillwood's Hunter Ranch not only meets the demand for new homes but seeks to foster an integrated community that enriches the lives of its inhabitants through convenient access to amenities and services.
