Foreclosure Information and Listing Service indicates that the properties were supposed to be auctioned twice in 2023 but were pulled from sale. In contrast, Texas A&M University System, which entered an arrangement in 2020 to lease the sites with MediStar while owning the land, remains insulated from these financial woes. A university system spokesperson assured that the potential foreclosure won't impact the university system's finances or its student body, and it remains yet to be seen how a shift in ownership could influence the tenants, many of whom are also students from other colleges like Rice University.

Concurrently, The Dinerstein Companies, in a collaboration with Chicago-based Harrison Street Real Estate Partners and Up Campus Student Living, announced plans to erect a new 19-story student housing facility in College Station. As stated in the Chron, the project will cater to a growing student population, especially as Texas A&M recently outstripped the University of Texas in enrollment numbers. The addition is to include 873 beds with a variety of amenities ranging from multi-floor fitness centers to game lounges.

This announcement follows Texas A&M Plaza, a proposed $550 million complex publicized by TAMU System and MediStar Corp in 2021, meant to provide for TAMU's medical engineering students. The complex’s vision included a 19-story student housing tower, a renovated educational building, and a medical office tower. Although the Life Tower came to fruition, the medical office building is yet to be developed, and the educational building is not a part of the foreclosure proceedings. Brian Dinerstein, Chief Executive Officer at The Dinerstein Companies, expressed enthusiasm for the new project, saying, "This development underscores our commitment to delivering upscale living experiences tailored to the vibrant community of College Station for Texas A&M University students," as reported by Chron.

In light of recent 'development,' the future residential landscape for Texas A&M students in Houston and College Station appears to be at a critical juncture. As the former faces financial instability, the latter anticipates a new era of student accommodation, marked by an emphasis on luxury and convenience. College Station's forthcoming 19-story addition, with its modern design and extensive amenities, seems poised to redefine student housing solutions in the area, with preleasing scheduled to start in fall 2025, and the building expected to open its doors the following summer.
