The city recently took ownership of the property and is working closely with TBA Douglas Architects to draft a development plan. They aim to selectively divest from the property while ensuring it becomes a valuable community asset. In a statement obtained by the city's press release, Josh Schneuker, Seguin's Director of Economic Development, expressed excitement over the potential to "working hand in hand with innovative teams to come up with a plan for these great buildings."

Targeting experienced developers, the RFQ process is just the beginning. An eventual Request for Proposal (RFP) will seek to identify a developer with the capability and vision to uphold and execute the city's goals. Mayor Donna Dodgen conveyed her anticipation for the project, stating in the city's press release, "This is a fantastic opportunity for our community to invite a new and exciting development to our city." She stressed the city's readiness to collaborate with developers that will "help us create a more fulfilling downtown experience for our residents and visitors."

The focus of the redevelopment is a historical block that sits at the heart of downtown Seguin, just a stone's throw away from Central Park. The area includes key structures, such as the Nolte National Bank Building and the former Post Office, and measures 0.92 acres with about 40,000 square feet of available space across its buildings. Interested developers are invited to attend a site tour scheduled for 10 a.m. on Thursday, September 5, 2024, according to the city's press release.

Seguin's appeal to developers is bolstered by its status as one of the fastest-growing cities in the United States, with a booming housing market and significant job growth projected. The city is currently overseeing 27 residential subdivisions and is anticipating the addition of over 16,000 dwelling units. Moreover, the annual job growth sits at 2.3%, underscoring the city's potential for further economic expansion.
