Fulshear is bracing for a new wave of commercial development as XAG Group, a Richmond-based real estate firm, sets its sights on the Fulshear Lakes community, a planned 558-acre residential zone west of Fulshear. The acquisition of 25 acres along FM 1093, east of Fulshear School Road, marks the beginning of the Fulshear Lakes Market Place, which is anticipated to bring a variety of amenities including restaurants, banks, and educational facilities, according to a recent announcement covered by Houston Chronicle.

Slated to break ground by early 2025, with completion expected by the year's end, the first phase will span 45,000 square feet over 6 acres, providing a new platform for about 20-25 tenants to cater to the needs of the community, offering a major boost in local retail and service options and connecting seamlessly to the community's trail system, making the range of proposed businesses and leisure spots easily accessible for residents — an addition that seeks to answer the increasing demand in the rapidly growing area, which has seen home sales commence just last year, setting off the transformation into a full-fledged neighborhood.

"XAG aims to create a landmark that not only adds architectural value but also becomes an integral part of the community's identity," XAG Group CEO Nathaliah Naipaul expressed in an announcement, with plans to infuse a curated mix of tenants that mirror the town's evolving demographics and enhance services for the Fulshear community, as detailed in a statement obtained by Houston Chronicle.

Adjacent developments include the Fulshear Junction by Century Communities, anticipated to deliver an additional 251 homes and 21 acres of mixed-use commercial real estate, which along with XAG Group's project, are set to transform the community's retail landscape, and the expansion into a broader live-work-play environment, the synergy of these projects signifies a considered step towards satiating the commercial thirst of the community, as the Fulshear Lakes master-planned development is geared to eventually house up to 1,400 homes, tapping into the bustling suburban growth of the region, as reported by Community Impact.

Sam Yager III, vice president of Fulshear Lakes Ltd. and president of Sam Yager Inc., highlighted the significance of the Market Place in meeting the local community's burgeoning retail and service needs, "XAG grasps the type of live-work-play community we are developing here in Fulshear Lakes — one that celebrates a lifestyle where local residents can conveniently meet, have a meal, shop and embrace the services that bring a more balanced lifestyle," Yager told the Houston Chronicle.
