
In an all-cash transaction remarkable for its sheer value, a Paradise Valley hilltop estate has changed hands for a cool $12 million, the keys to the expansive 10,656-square-foot property have been handed over marking a significant sale in the Arizona luxury real estate market. The estate, located at 6044 N. 44th Place, originally listed for $22.5 million in March 2022, underwent a series of price reductions until the final sale in July 2024, as reported by Phoenix Business Journal.
Despite the adjusted sale price, the property includes more than just the main residence; it encompasses two additional lots below it, which were appraised at $2.5 million and $2 million in 2023, ensuring the new owner’s views remain unobstructed. Russ Lyon Sotheby's International Realty Agent Sue Shapiro, who facilitated the sale, effused a mixture of emotions about the transaction, saying, "It went from $22 million to $18 million to $14 million," and noting her intimate connection with the home where she would "sweep the floors to prepare for showings," as mentioned in the same business journal.
Annette L. Broatch, acting as trustee for the Broatch Family Survivor's Trust, is the previous owner of the property; public records have identified the buyer as the Las Vegas-based Swickard Paradise Valley LLC. The sprawling estate which was custom-built in 1996 for the Broatch family, known for their association with the Burger King franchise through KRAF Inc., has long been an icon in the area, occasionally referred to as Hamburger Hill. According to the Phoenix Business Journal, the late Ronald H. Broatch and Annette L. Broatch originally purchased the land in June 1994 for $650,000 in cash.
Meanwhile, the grandeur of the estate is not limited to its spacious interiors but extends outwards to a landscape featuring two firepits, side yards, an outdoor kitchen, and enclosures designed for dog's activities, giving future gatherings a picturesque backdrop against the scenic Camelback Mountain and the city lights, features that the nearby KTAR News emphasized the residence as "a paradise for entertaining guests." The interior is just as lavish with 10-foot redwood doors, a 1,000-square-foot gym, and guest suite, and marble floors creating an environment that Shapiro described as having given her "goosebumps."
The estate's amenities include an extensive patio, resort-style living room, coffee bar, and a wine room, showcasing a merger of luxury and comfort. In a statement quoted by KTAR News, Shapiro remarks, "When I walked into this property for the first time, I was immediately awestruck." She also expressed her confidence that "It was a genuine pleasure to help find its new owners," and her belief that "they will enjoy it for years to come."
