
Goodyear's new downtown area is set to get a health upgrade as construction begins on a brand new medical building within GSQ, short for Goodyear Civic Square. The future 62,475-square-foot center has sprouted on a patch of land located north of McDowell Road and west of 150th Drive. Confirmed tenants, Banner Health, are planning on utilizing the entire space. The building, projected to open in fall 2025, is the first medical facility to break ground in the emerging downtown development.
"We are excited to welcome Banner Health to Goodyear's downtown, further enhancing the top-notch healthcare services that Goodyear is known for," said Mayor Joe Pizzillo in a statement obtained by Goodyear’s official website. The sentiment underscores an effort to enrich the area with accessible healthcare tucked into a hub where dining, shopping, and entertainment cross paths. The mayor emphasized this type of downtown diversity has been high on residents' wish lists.
The space Banner Health is moving into will feature several key medical services, including primary care and specialists in fields like orthopedics and cardiovascular care. Besides offering on-site labs and imaging, this would be Banner’s first large multispecialty health center in Goodyear. Its strategic location near the Interstate 10 freeway positions it as a cornerstone for healthcare within the heartbeat of Goodyear’s new downtown, adjacent to the City Hall and an upcoming parking structure.
"This new Banner Health Center will expand access to critically needed primary care and key specialty services for Goodyear residents," conveyed Shiva Birdi, MD, Banner Medical Group CEO, to Goodyear’s news section. The move is geared towards fostering long-term relationships within the community and delivering personalized care to local families. Metro Phoenix is witnessing a healthcare demand boom, with inpatient volume growth expected to rise by 7.9% over the next five years, significantly outpacing the national projection of 0.9%.
The project is collaboration between the owner and developer Globe Corporation, and Ryan Companies US, Inc., a commercial real estate solutions firm handling development and construction duties. Butler Design Group is helming the architectural leadership for the structure's core and shell, while Devenney Group will manage the tenant improvements. This pair-up isn't their first rodeo; previously they've teamed up on constructing the Goodyear Civic Square at GSQ, which hosts city hall, library, and a multi-story office building.
According to Jaime Northam, vice president of healthcare development at Ryan Companies, the organization is thrilled to further their collaboration with Globe Corporation and the city to deliver an exceptional medical building. Northam expressed excitement over the opportunity to contribute to the area's growth by partnering with a leading health system in a state-of-the-art, mixed-use development. Their collective aim is to craft a space that will cater to the health needs of West Valley residents for generations to come.
