Dallas-based development firm JLB Partners has put forward plans for a grand-scale, mixed-use complex in north Phoenix, eyeing an extensive 50-acre site for luxury housing, offices, and retail establishments along the Loop 101 corridor. According to ABC15, the proposal includes a diverse mix of 1,300 residential units, 300 hotel rooms, 40,000 square feet of retail space, 20,000 square feet dedicated to dining, and up to 250,000 square feet of office space. The development, pinned at the northeast corner of Mayo Boulevard and 64th Street.

The proposed project aims to amplify housing availability in what is projected to be a burgeoning area of economic activity. "A primary goal of the project is to expand availability and access to housing opportunities in an area targeted for significant future growth due to its location within a major regional employment hub that has developed along the Loop 101," the developers outlined in project documents. The timeline for the project's hearing by the city officials has yet to be determined, the ABC15 reported.

Nick Wood, a partner at Snell & Wilmer, is key to the zoning application process for the neighboring Mayo Clinic campus and the new Discovery Oasis project. This upcoming development is seen as a complement to the nearby medical, technology, research, and development areas. "This works very well because that of course is all medical, technology, research and development and this has a combination of multifamily, potential hotel, potential office. It's very compatible," Wood told the Phoenix Business Journal.

The mixed-use campus blueprint emphasizes residential buildings as the main feature, with various housing options and amenities. While the commercial segment is not finalized, zoning plans will support future development. The land may be divided into four parcels to address infrastructure needs and traffic increases. JLB Partners is actively developing multifamily projects in North Phoenix, where significant developments are planned, including the Discovery Oasis biotech corridor, which aims to create 2,000 jobs through 6 million square feet of space. Construction is also underway for a new headquarters for Republic Services Inc. at the CityNorth project near Desert Ridge Marketplace, attracting attention to the region's growth, as stated by Phoenix Business Journal.
