
The Saint Paul Planning Commission's Zoning Committee has published its agenda for the upcoming meeting on December 19th, 2024, outlining the items set for review which include a variety of rezoning applications among other businesses. The session is expected to commence with the approval of the minutes from the previous meeting held on December 5, 2024, followed by a review of the current site plans.
The committee will discuss several notable rezoning applications, such as the proposal for 25 George Street E, which seeks a change from B1 local business to H1 residential district, an endeavor that if approved, could signal a shift in the neighborhood's landscape and use. Another significant item on the docket is the conditional use permit for the Cinema Ballroom at 1560 St Clair Ave, a space envisioning itself as a future hub for both rental and dance hall events.
Other key zoning changes being considered include the rezoning of 642 Selby Ave, from a B2 community business to a T3 traditional neighborhood, a move that suggests a trend towards more mixed-use, community-geared developments in the area. Notably, an associated variance request for the same property to permit a '0’ side yard setback along the west property line, which typically requires six feet, was withdrawn by the applicant, perhaps in anticipation of the comprehensive neighborhood plans.
The agenda also lists a rezoning action for 841-857 Grand Ave, which is currently split-zoned as a B2 community business and BC community business (converted) and could transition to a T3 traditional neighborhood. This reclassification could be indicative of Saint Paul's broader goals to create more cohesive and traditionally structured neighborhoods.
