Waterton, a national real estate investment firm, has expanded its footprint in the Los Angeles market with the acquisition of the G12 apartment community in downtown Los Angeles (DTLA). As reported by What Now Los Angeles, the property, situated at 1200 South Grand Ave., adds 347 units to Waterton's already substantial presence in the area, now totaling 2,831 units. The G12 complex lies within the walkable South Park neighborhood and is conveniently located near the city's financial district, higher education institutions, and medical campuses, with the distinction of being adjacent to the LA Live entertainment complex, which is expected to host numerous events for the 2028 Olympics.

"G12 is an excellent addition to our portfolio," Jeremy Stern, senior vice president of acquisitions at Waterton told What Now Los Angeles. The strategic acquisition is set against a backdrop of high barriers to entry into the market and a diminishing supply pipeline, positioning the company to leverage its distinct value-added approach. Stern notes the G12 offers "an attractive option for prospective renters" thanks to its prime location and the diverse range of living spaces it provides.

Constructed in 2017, the mid-rise G12 building features a variety of residence styles including studio, one-bedroom, and two-bedroom apartments, with select units offering loft spaces. As described on Waterton's website, each unit is equipped with modern amenities such as quartz countertops, stainless steel appliances by GE, an in-unit washer and dryer, and private balconies. Plans for property enhancements include mobile kitchen islands for residences, as well as upgrades to lighting and plumbing fixtures.

The array of on-site facilities already available at G12 is robust, with special attention to fitness and leisure: a lounge with a fireplace, a state-of-the-art fitness center, an outdoor pool, and a sundeck, as well as a sky terrace featuring a rooftop dog run, as per Waterton's website. Waterton's vision extends to upgrading cosmetic elements across these amenity spaces and adding spaces conducive to remote work and storage needs. In tandem with these residential improvements, the property's commercial facet encompasses 17,000 square feet of street-level retail, which is anticipated to attract a diverse mix of retailers ahead of the 2028 Olympic events.
