
The Chan Zuckerberg Initiative is broadening its footprint in Redwood City, signing a hefty lease for a full building at IQHQ's Elco Yards district. The Boston-based life science developer confirmed the deal today. The Shop, one of the four buildings in Elco Yards, will span 225,000 square feet and is designated for CZI's burgeoning work in science, focusing on "groundbreaking biomedical research and AI-driven science," as per The Real Deal.
Elco Yards, the site in question, started construction in 2021 and aims to provide a blend of lab, office, and retail spaces. Set to be completed between mid-2025 and 2026, the project is already more than 30% pre-leased, according to The Real Deal. Amidst a landscape where venture capital is increasingly funneled towards AI companies and life science developers are grappling with vacant lab space post-pandemic, this leasing announcement signals a confident stride for both parties involved.
Tracy Murphy, co-CEO and co-founder of IQHQ, highlighted the significance of their partnership with CZI, stating, as cited by ConnectCRE, "With our state-of-the-art district in this vibrant life science market, IQHQ is uniquely positioned to support CZI’s critical, groundbreaking work that pushes the boundaries of scientific research and fosters the innovation of life-changing advancements in health and disease management." This sentiment underscores the anticipation of what this space will contribute to the scientific community.
CZI's decision to claim The Shop, which is slated for occupancy in 2027, harbingers not just a physical expansion but an amplification of the organization's ambitions in life science. CZI, co-founded by Facebook CEO Mark Zuckerberg and his wife Priscilla Chan, already operates its headquarters and a recently unveiled Community Space that hosts free meetings and events in Redwood City. The Shop's acquisition, a major step in broadening its scope, was aptly put by IQHQ's Matthew Griffin, senior VP of West Coast leasing, who said in a statement that the “long-term partnership with CZI” “solidifies Elco Yards as a leading innovation hub in Redwood City,” as reported by The Real Deal.
