Senator Ruben Gallego has backed two significant pieces of legislation aimed at making homeownership a more attainable reality for veterans and public servants throughout Arizona. The VA Home Loan Awareness Act and the Homes for Every Local Protector, Educator, and Responder (HELPER) Act are bipartisan efforts that, according to a statement released by Gallego's official Senate website, will reduce barriers for those in service-oriented professions looking to buy homes.

In his commitment to community heroes, Senator Gallego told his constituents that "The teachers, first responders, and veterans who serve Arizona and our nation are invaluable, but too often, they struggle to afford a home. Their work makes the American dream possible for others; they should be able to achieve it too," as reported by the Senator's Office. He goes on to explain that the VA Home Loan Awareness Act aims to fully inform veterans of their potential eligibility for home loans, while the HELPER Act is designed to practically eliminate initial purchasing costs for educators and first responders seeking a mortgage through the FHA.

The VA Home Loan Awareness Act seeks to increase veteran participation in the VA Home Loan program, which is presently underutilized with only 13 percent of eligible veterans participating. Under the new bill, the Uniform Residential Loan Application would include a mandatory disclosure regarding eligibility for veterans, and lenders would instruct applicants to seek more information to act deliberately. Additionally, the Government Accountability Office is tasked with reviewing lender adoption of these changes and reporting back to Congress.

Moving forward with the other piece of legislation, the HELPER Act would establish a novel FHA home loan program specifically tailored for public servants like law enforcement, firefighters, medical first responders, and teachers. These individuals would qualify for first-time mortgages on primary family residences with no down payment demanded, instead facing a one-time insurance premium upfront. This arrangement is intended to make it easier for those serving the community to step into homeownership without the financial strain that comes with hefty initial costs.

These legislative efforts complement Senator Gallego's ongoing endeavor to bolster housing accessibility in Arizona. Past measures have included a variety of housing support initiatives and acts focused on aspects like inter-governmental coordination, affordable housing provisions, assistance for homeless disabled veterans, and addressing industry shortages that affect housing availability. Full details of these legislative moves can be found on Senator Gallego's Senate webpage.
