The Las Vegas Raiders are looking to expand their footprint in Henderson, as detailed plans for a 'wellness campus' surrounding their headquarters were recently unveiled. According to the official documents filed with the city, the Raiders' vision includes a health and wellness center focusing on sports medicine and orthopedic services, alongside hotels, restaurants, and commercial services to support the ventures. This initiative is part of a development strategy stretching into the next decade, with the project's completion eyed for 2031, according to News 3 Las Vegas.
In a letter filed with the city's Community Development and Services, a developer outlined the Raiders' aspirations to convert the area into a destination for health care, attracting "top doctors and health partners" and aiming to cater to "a local, national, and international patient clientele," News 3 Las Vegas reported. The proposed development will not only provide a unique pull for the city but also support the Raiders' needs, integrating their existing practice facility into the grand scheme.
The broader plan, as analyzed by Stantec Consulting Services, intends for four interconnected sections. The detailed master plan mentions a medical service focused section, another for visitor accommodation, and parts for the expansion of the Raiders' training facilities. This expansive project seeks to blend high-level sports healthcare with amenities that serve wider audiences, though the sports training center will be more restricted in public access, according to the plan submitted to Henderson officials, as per Las Vegas Review Journal.
The Raiders' plan respects the existing landscape, as the site's east-to-west gradient will shield much of the complex from public view. Additionally, the parking garage planned for the site has been pushed out away from main activity hubs, designed to maintain a minimal visual impact. In keeping with the Raiders' brand identity, buildings will feature a boldly modern design, inspired by the team's silver and black colors, with building heights potentially reaching up to 150 feet, pending city waivers, Las Vegas Review-Journal detailed.
The project is divided into three phases. It began last year with planning and setting the vision. In Phase 2, a market study was done and development partners were chosen. Phase 3, which includes construction and design, is set to begin in 2027. The Raiders bought the land in 2018 for over $6 million, and it has changed owners several times, most recently in 2022, as reported by Las Vegas Review-Journal. The next step is a Henderson planning commission meeting on July 10, where a possible zone change for the project will be discussed.
