Eustis City officials are ambitiously setting their sights on a major overhaul of the downtown area, with a master redevelopment plan that's priced at a cool $100 million. According to WFTV, the plan includes the injection of new homes and businesses into three empty blocks that have long awaited revitalization since the relocation of the Florida Hospital Waterman some twenty years back.
The collaborative proposal by G3 Development and C2 Construction, doing business as G3 C2 LLC, aims to break ground soon and start radically transforming the once-dormant site. "We have three blocks to grow. We have three blocks of blank slate to add to that beautiful downtown," Eustis City Manager Tom Carrino stated, as reported by WESH. The proposed development will cater to a variety of needs, aiming to seamlessly integrate with the existing character of the downtown area through a mix of residential and commercial spaces. This includes a substantial project with up to 70 market-rate apartments and ground-level retail, expected to cost approximately $40 million, with construction potentially starting in 2027.
One of the key features detailed in the plan, as reported by WFTV, is a significant increase in downtown parking spaces—a total of 100 new spots designed to support the increased traffic from shoppers and diners. This is part of a larger effort that includes the construction of 160 townhomes and apartments, along with the necessary stores and communal spaces to create a bustling community hub.
With a public workshop scheduled for Friday, the city and developers will have the opportunity to refine the details further, potentially paving the way for a master development agreement.
