The first hearing will consider a request from Danny Ahlers for a Specific Use Permit (SUP) for expanding an existing accessory structure at 1611 Knox Road. The proposed 550 square-foot addition would augment the current 775 square-foot space on a 1.37-acre property.
This expansion, detailed in the public announcement by the City of Keller, aims to tackle the north side of Knox Road, wherein the abode, roughly some 695 feet northwest from the intersection of Knox Road and Ottinger Road, lies cozy within the Single-Family 36,000 square-foot lot size or greater (SF-36) zoning parameters. The second hearing of the evening will shift the focus to the proposed Planned Development Zoning Change for The Preserve at Keller Oaks. Curtis Young, representing Sage Group, Inc., seeks to transform the zoning from Commercial (C) and Planned Development 1406 – Single Family Residential 36,000 square-foot minimum lots to Planned Development – Single Family 12,000 square-foot lots and Commercial. This development would encompass 65 residential lots, 1 commercial lot, and about 6.77 acres of open space across 33.68 acres.
Key locations included in this proposal are on East N. Main St., just a stone's throw southeast from the Park Avenue intersection. The Perrigos and Salstrands are noted as trustees and owners of the relevant tracts of land that would be affected, according to the agenda. An accompanying Future Land Use Plan (FLUP) Amendment (PA-2506-0005) is also on the table, which would shift land designated for Mixed-Use (MU) and Medium-Density Single Family to High Density Single Family lots measuring 8,000 – 14,999 square feet.
