Some relief is on the horizon for many homeowners in Cook County struggling with significant property tax increases. A new $15 million Cook County Homeowner Relief Fund is launching to offer a bit of a financial cushion, with one-time payments of $1,000 available to qualified residents facing significant property tax hikes over the last few years.
According to ABC7 Chicago, eligibility for the program hinges on a few criteria, including a property tax bill surge of at least 50% since the 2021 tax year and an income at or below the Area Median Income corresponding to household size—a four-person household, for example, needs an income of $119,900 or less to qualify, while a single person's threshold is set at $84,000 and the home must be the principal residence. Starting Monday, homeowners can begin applying for their share of the relief fund, which aims to address the pressures of climbing tax rates that haven't necessarily been matched by rising property values.
In Park Forest, nearly nine out of ten residents could be beneficiaries of this initiative, as reported by CBS News Chicago. "My property taxes have skyrocketed, and values have not," homeowner Kathy Mailes expressed, articulating a sentiment shared by many across the county. The potential impact of the fund is substantial for individual communities, with Park Forest's economic and planning director Sandra Zoellner estimating that "If everyone in Park Forest that qualified receives it, that would be $2.3 million just coming to the village of Park Forest residents."
However, there is an acknowledgment that this relief fund is not a long-term solution to an ongoing issue, Zoellner indicated that although the village has been championing property tax reform for the past five years, "Unfortunately it's a one-time event and it only may fix the issue for the 15,000 residents across Cook County this year, but we're looking for long-term remedies." county officials plan to reveal more details about the application process for homeowners looking to apply for the program on Monday, September 29, with extensive information on qualifying incomes and further program details provided on their website.
