
Las Vegas housing prices have hit a plateau, with the median price for an existing single-family home now at $480,000, signaling a modest 0.7% increase compared to last August but showing no significant month-to-month change. This figure is slightly down from July's peak, as reported by News 3 LV. As the summer heat wanes, potential buyers find themselves facing a market where prices, despite cooling, still present a formidable barrier to entry for many Las Vegas residents.
According to Las Vegas Realtors (LVR), the median sale price for condos and townhomes also saw a small year-over-year climb to $298,000. The supply of available housing has risen significantly, resulting in a larger selection for buyers. In August, over 7,200 single-family homes and 2,560 condos and townhomes were listed without offers, increases of 36.8% and 56.1%, respectively, from last year, as per News 3 LV. August's housing supply equaled more than four months' worth, a notable uptick from last year's numbers.
In parallel, sales figures seem to have dipped, with existing homes, condos, and townhomes sales dropping 14.2% and 15.4% for the respective categories this August compared to the same month in 2024. On the other hand, LVR President George Kypreos stated, "Home prices here in Southern Nevada haven’t moved much this year," highlighting the market's relative stability in a statement obtained by 8 News Now. Mortgage interest rates are on a decline, which could, in theory, offset some cost barriers for homebuyers.
Despite stabilizing prices, the reality remains that for the majority of Las Vegans, owning a single-family home is a distant dream without substantial dual incomes. The sales pace, when computed, did reflect a preference, with 77.5% of homes and 72.2% of condos and townhomes closing within 60 days, marking a decrease from last year's rates, as noted by 8 News Now. Cash transactions comprised 22.9% of all property sales in August, a slight decrease from the previous year and significantly lower than the 59.5% peak in February 2013.
