
Heads up, potential property owners and investors: Cochise County is moving into the digital age with an online auction of tax-deeded real estate. From November 3 to November 14, those interested can place their bids through the Public Surplus website, as announced by the Cochise County.
According to the Cochise County official announcement, the sale features various properties that have defaulted on taxes and are now held by the State of Arizona. It's a buyer beware situation; all units are being sold "as-is." And remember, it's on you to check out everything from zoning laws to the potential for floods. Also, a non-refundable $25 administrative fee gets tacked on to whatever you end up spending, covering deed processing.
If you win a bid, any past-due taxes are cleared, but you’ll be responsible for future taxes. You’ll have two months after the sale to transfer the deed into your name. Some properties may not sell during the online auction. Those unsold ones will be available on a first-come, first-served basis through the Board of Supervisors’ office. The Board also has the right to cancel any sale that isn’t in the public’s best interest, as per the Cochise County.
