The Saint Paul Board of Zoning Appeals (BZA) is gearing up for a public hearing to discuss the latest proposed zoning variances and approvals in the area; among the items on the agenda are several notable applications, including plans for new construction and the creation of an off-street parking space in a front yard, which currently breaches local zoning regulations. This meeting, open to the public with recommended attendance for applicants or their representatives, is slated to occur soon, as indicated in the recently published agenda.
Slated for review and approval at the upcoming meeting are minutes from the BZA's past gatherings, specifically those held on July 21, August 18, September 2, and September 15 of 2025. Two resolutions for properties at 1156 Lincoln Avenue and 1430 Maryland Avenue East, both of which have been assigned respective DSIBZA numbers for identification, are also up for approval. Interested parties have been allowed to provide input via email to an official city address, with a cutoff point for comments set to be 2:00 p.m. on October 24, which falls several days before the hearing.
Other than the motions to approve past meeting records and two resolutions, the BZA announced that there would be no old business to revisit. This leaves room for new issues to be tackled, most notably two requests for variances. The first, filed by applicant Derk Scholtz, concerns a minor variance for the construction of an off-street parking space at 1376 Grantham Street, which currently contradicts the zoning code for residential front yards. The second, issued by the City of Saint Paul, involves a major variance for a new parking facility at 225 Front Avenue, without the required accessible parking space as mandated by zoning laws for properties with up to 25 off-street parking spaces.
Public Testimony is a crucial component of the zoning appeals process, and the BZA has detailed instructions for submitting comments; all materials are to be sent to [email protected], with the necessity of including one's name and residential address for public record. As per standard procedure, the Board will adjourn following the conclusion of all agenda items. The entire agenda is made available to the public in a document published on October 27th, 2025, at precisely 00:00, ensuring citizens are informed and can participate in the democratic process shaping Saint Paul's zoning landscape.
