In an effort to ensure accountability and maintain standards within the rental housing market, the City has mandated that all landlords must register their rental properties, a process that can now be conveniently completed online. As per the information detailed on the official website of the City of Apple Valley, rental property owners are required to provide essential data about themselves and the property they're renting out. Importantly, there's no financial burden on property owners for registration.
The requirement applies universally to all rental properties, excepting those occupied by the owner or the owner’s family. The city makes clear, that, rental properties are subject to the same maintenance codes as any other residential dwelling. The data needed for this one-time registration process includes the owner or manager's contact information, the rental property's address, and various disclosures related to tenant screening and lease agreements, including whether a background check was conducted on the residents, if a written lease is in place, and if the lease includes a "Drug free/crime free addendum".
One highlight of the process is that subsequent updates to the registration are only necessary if the owner or the manager's contact details change—not with each turnover of tenants. In essence, the designated rental manager, which could be the property owner, acts as a point of contact for the City regarding each specific rental unit. This streamlined arrangement simplifies administration for both parties and contributes to a more efficiently run rental registry. Those interested can register their property through Rental Property Registration.
For further information or inquiries regarding the registration requirements and process, the City has provided resources on their website at Rental Registration Information. Additionally, the Apple Valley Police Department is at the helm of the residential rental registration program and Pam Walter, the Crime Prevention Specialist, is the point of contact for any questions, concerns, or to report unregistered rental properties. She can be reached at 952-953-2706 or via email at [email protected].
