The shop will be the brand’s sixth Central Texas location, giving Manor and neighboring east Austin residents a closer option for the same lineup of classics and seasonal specials that built the chain’s following.

Project documents place Milk + Tea’s upcoming Manor shop at 11910 E US 290 Hwy WB, Suite 145, with interior work scheduled to wrap in early April, as reported by WhatNow. The space sits inside Manor Crossing, the growing retail center off US 290, where a large shell building and multiple tenant build-outs are underway.
The shell building for the project is listed with the Texas Department of Licensing and Regulation as roughly 149,000 square feet, with a projected completion in late March according to state filings. Once that wraps, tenants like Milk + Tea can move from construction dust to soft-opening mode relatively quickly.
What To Expect
On its website, Milk + Tea calls itself “a local favorite with five locations across Austin” and notes that “our teas are brewed daily” and “our boba pearls are made hourly,” a setup that suggests the Manor shop will stick to the same routine. In other words, if you are used to fresh tapioca and strong tea, the new spot is aiming to keep that standard.
The chain’s menu mixes classic milk teas with fruit teas and rotating seasonal drinks, a combo that has tended to draw students, families and anyone who treats boba as a weekly ritual. Based on how previous locations have opened, the Manor store will likely lean hard on quick pickup and walk-in orders rather than trying to be a long-haul hangout.

Milk + Tea owner Cuong Nguyen was not immediately available to comment on the Manor location, WhatNow reported, and the company has not yet posted an official opening date for the new store.
