Leander’s getting a second Chipotle Mexican Grill, and this one is headed for a busy pad along East Crystal Falls Parkway.
According to a filing cited by Community Impact, the planned restaurant will span about 2,385 square feet at 10745 E. Crystal Falls Parkway. Construction is expected to kick off in early May and wrap up by October, with an estimated price tag of roughly $1.2 million. The site sits on a retail pad that is being marketed to national tenants along the 183A corridor.
Community Impact also notes that Leander currently has one Chipotle, which opened in September 2022, so this Crystal Falls spot would mark the city’s second location in just a few years.
Crystal Falls Is Filling In
Project records on the Texas Department of Licensing and Regulation website show that the new Chipotle is hardly alone in staking out Crystal Falls. The agency’s entries list several sizable restaurant and retail projects in the area, signaling that the corridor is still very much in buildout mode.
One filing details a future Texas Roadhouse at the southeast corner of Crystal Falls Parkway and the 183A frontage road. Another covers the multi-building Leander Union retail development. Taken together, those projects point to steady retail demand along Crystal Falls Parkway and help explain why brokers are actively packaging pad sites for national brands eager to plug into the growth.
Pad Site Details And Local Draw
The Chipotle site at 10745 E. Crystal Falls Parkway is marketed in commercial listings as part of The Crossing at Crystal Falls. Brokers highlight stubbed utilities and strong traffic counts along US 183A as key selling points for restaurant tenants looking for visibility and easy access.
That exposure, paired with nearby residential growth, makes the pad appealing to chains that lean heavily on pickup and digital orders. LoopNet and other leasing platforms showcase the pad and its marketing materials to prospective tenants.
What To Expect From A New Chipotle
Chipotle’s newer restaurants typically come in at just over 2,000 square feet and are designed around digital ordering and pickup features that tend to play well in suburban markets. The company’s store locator lists Leander’s existing Chipotle at 821 N. US 183, the city’s first, which opened in September 2022.
For now, the May to October construction window comes from the filing described by Community Impact. Chipotle and city officials have not yet posted an official opening date, so burrito fans will have to wait a bit longer to circle this one on their calendars.
