According to data compiled by the Four Rivers Association of Realtors and reported by Community Impact, homes under contract in ZIP code 78130 rose by about 70% year over year in December. The reporting shows 183 homes sold in 78130 and 102 in 78132 that month, while year-over-year median prices decreased in both ZIP codes. Community Impact also puts the six-month average list price for the two areas in the $352,000–$557,000 range.
At the city level, the Four Rivers Association of Realtors December market snapshot shows a median sales price of $314,000 and roughly 89 days on market. The FRAR dashboard also lists average days to close near 32 days and price-distribution metrics for New Braunfels neighborhoods.
Zip-Level Divergence
The surge in contracts in 78130, which includes fast-growing Creekside neighborhoods, points to stronger buyer demand in that price band even as median numbers soften elsewhere. Community Impact highlights the split between 78130 and 78132, and nearby retail growth, such as the incoming Sprouts store at Town Center at Creekside, could be part of the backdrop for heightened interest.
