Chicago freight brokerage TransLoop is trading its Loop digs for a much bigger River North address, locking in a sublease at 350 N. Orleans and gearing up for a major hiring spree.

The company is taking roughly 44,500 square feet on the ninth floor of the tower, a 44,457-square-foot sublease from Gartner that executives say will let them scale their Chicago workforce quickly. CBRE brokers Brian McDonnell and Bill Sheehy represented TransLoop in the deal, which runs through May 2029, according to Crain's Chicago Business.

The headquarters move follows a rapid growth streak for the brokerage. Company releases have touted strong year-over-year gains in 2025, including sizable revenue and headcount increases, and an ongoing run on industry rankings. PR Newswire reported on TransLoop's latest Inc. 5000 placement and the press materials highlighting those results.

Right now, TransLoop operates out of about 17,000 square feet at 1 S. Wacker Drive. The River North deal more than doubles that footprint and will consolidate the team into one larger office. CBRE has indicated the new space could accommodate up to 200 additional Chicago workers, a jump that would significantly expand the firm's downtown capacity, per Crain's Chicago Business.

350 N. Orleans In A Stressed Office Market

TransLoop is stepping into a building that has been under a financial microscope. The $310 million mortgage on 350 N. Orleans matured in 2023, and the property was handed to receivers and special servicers while lenders worked to steady the asset. Market reports identify KeyBank and Trigild in those roles as leasing activity continues, according to CoStar News.

The ninth-floor sublease TransLoop is taking is publicly marketed as a 44,457-square-foot offering, with the layout and current availability detailed on LoopNet. The listing shows a full build-out that includes multiple conference rooms and hundreds of workstations, a setup that is primed for a larger, fast-growing team to move straight in.

Why Freight Players Keep Betting On Downtown

While many traditional office users have trimmed their downtown footprints, logistics and freight-brokerage firms have been moving the other way. Several have expanded or consolidated operations in central Chicago to tap transportation talent and the city's connectivity, a pattern highlighted by The Real Deal.

For TransLoop, River North offers contiguous, move-in-ready space that fits squarely into that trend. The new headquarters gives the company room to keep building out its sales and operations teams in Chicago and sets up a smoother path to add roles quickly as it scales its brokerage and technology operations.
