The new restaurant is moving into a shopping plaza that also includes the recently relocated Zion Market, landing Pepper Lunch squarely in the busy Convoy/Clairemont Mesa corridor where international groceries and Asian eateries keep foot traffic steady, according to SanDiegoVille. That high-visibility location is expected to draw both weekday office workers on quick lunch breaks and weekend diners working their way through the neighborhood’s food options.
Local franchise group leads rollout
TD Family Ventures, led by Bao Doan, co-founder of bubble-tea chain Urban Bubble, is the local owner-operator behind Pepper Lunch’s San Diego push, bringing partners Jadelyn Wang, Elizabeth Tran, Aaron Tran and Cindy Tran into the mix, RestaurantNews reported. The group was introduced last year as Pepper Lunch’s regional partner tasked with opening multiple units across North San Diego.

Pepper Lunch’s calling card is a do-it-yourself teppanyaki setup: raw proteins, rice and vegetables arrive on a 500-degree iron plate so guests finish the cooking themselves at the table.
