South Hill is in for a serious growth spurt. Uplands, a 320-acre master-planned neighborhood near Puyallup, is under construction with plans for roughly 1,000 homes wrapped around an extensive network of parks and trails. Model homes are already open, a shiny new clubhouse is up and running, and developers are clearly betting big that the mix of amenities and location will pull in everyone from first-time buyers to growing families and move-down owners.

Phases and construction progress

According to The News Tribune, developer Tarragon reports that 155 homes are already complete on the site. A second phase expected this spring is slated to add roughly 137 more homes, which would bring the total finished count to about 292 out of the planned 1,000. Tarragon spokesperson Katelin Sides told the paper that "over 800 homes are planned for the next few years," with sales rolling out in multiple phases across the 320-acre property. While those phases queue up, crews are busy with infrastructure work, opening model homes and prepping additional lots for full-scale construction.

Who is building the first homes

In a press release via Tarragon, the developer named Century Communities, Conner Homes, Lennar and Richmond American as the initial builders at Uplands. Together, those four builders account for the first 155 single-family homes spread across the opening plats. Tarragon detailed how those homes are divided among the builders and noted that additional rental townhomes are planned in later phases. The developer also pointed to nearly 25 acres of parks and recreation space as a core piece of the community blueprint.

Prices, models and the new clubhouse

The community website lists anticipated pricing from the $600,000s to around $900,000 for single-family homes, with several model homes now open for tours. According to the Uplands community site, The Club at Uplands at 17879 Uplands Blvd E opened Jan. 5. The clubhouse is made up of two buildings linked by a covered walkway, with one building dedicated to a fitness center and the other offering a media room, coffee bar and gathering spaces. Outside, the listed amenities include a pool, hot tub, reflection pond, bocce court, barbecues and firepits.

What developers say and what to expect

Tarragon spokesperson Katelin Sides told The News Tribune that many early residents are choosing Uplands for "a sense of community" and the opportunity to get to know neighbors. With multiple builders feeding homes into the pipeline, buyers can expect more listings to hit the market and additional models to open as the next phases roll out later this year.
