Chipotle Mexican Grill is lining up a new spot at The Pavilion at Durbin Park in northern St. Johns County, adding another big national name to one of the area’s busiest retail hubs. The restaurant is planned at about 2,800 square feet and will operate as an interior storefront rather than a freestanding building with a drive-thru. County records show the project is officially moving ahead after a build-out permit was issued last Wednesday.
The permit calls for a $350,000 interior build-out at 480 Durbin Pavilion Drive, Suite 105, and lists Cumming, Georgia-based Duffey Southeast Inc. as the contractor, according to Jacksonville Daily Record. The space is in Building F, alongside tenants including Firehouse Subs and Jana Steakhouse, and the filing makes it clear this will not be a Chipotlane drive-thru location. Instead, the work is described as a straightforward interior build-out for a standard Chipotle restaurant with a pickup operation.
Where It Will Sit
The Pavilion at Durbin Park is just off I-95 and Race Track Road and is anchored by a large Walmart Supercenter. Recent permitting and expansion activity at the center, including a roughly 9,000-square-foot expansion of Walmart to boost online grocery pickup capacity, points to continuing investment in the complex, News4Jax reports. With big-box anchors, quick-service spots and sit-down restaurants, the center draws steady weekday and weekend traffic, the kind of built-in customer flow national fast-casual brands are eager to plug into. That combination, along with Durbin Park’s growth, helps explain why Chipotle is content to grab an interior suite rather than hold out for a standalone drive-thru pad.
Other St. Johns Plans
The Durbin Park deal is part of a broader Chipotle build-out across St. Johns County. The chain opened a location in the Beachwalk community last June, and public filings show more sites lining up. One proposed restaurant is planned at 4285 U.S. 1 S., Suite 1, in front of the Publix-anchored Moultrie Square, where it would replace a closed Wells Fargo branch, according to Jacksonville Daily Record. County and utility paperwork also points to interest near International Golf Parkway at a developing Walmart Supercenter site, suggesting a cluster of locations aimed squarely at fast-growing suburban trade areas. Taken together, the plans outline a deliberate push into St. Johns County’s busiest retail corridors.

On the national stage, the Durbin Park project slots neatly into Chipotle’s aggressive growth play. In a company release earlier this month, the chain said it is targeting about 350 to 370 new restaurant openings in 2026 as part of its "Recipe for Growth" strategy, with many locations landing in suburban shopping centers and mixed-use developments. Chipotle has been leaning into pickup and delivery-friendly layouts and high-efficiency equipment, which makes interior storefronts in strong shopping centers particularly appealing.
