Blink, and you might miss it, but tiny Bowie in Cochise County has quietly grabbed a big title: the cheapest place to buy a single-family home in all of Arizona. Typical home values sit in the tens of thousands, and only a few hundred people call the town home. Those bargain prices come with strings attached, though, including sparse services, long drives, and a very thin local housing market.
MoneyLion’s math
According to MoneyLion, Bowie leads its Arizona rankings with an average home value of $66,132. The figure comes from Zillow Home Value Index data combined with American Community Survey numbers. MoneyLion notes it only looked at places with at least 100 residents and relied on the most recent Zillow and ACS data available in early January 2026.
What $66K actually means
As reported by Phoenix New Times, a mortgage with a 20% down payment on a roughly $66,000 house could put principal-and-interest payments under $700 a month, depending on interest rates and insurance. The outlet also points out that Bowie sits just off Interstate 10 in southeast Arizona and recorded 406 residents in the 2020 census. For buyers accustomed to city conveniences, that rock-bottom price tag arrives with some pretty clear lifestyle tradeoffs.
Market snapshot
According to Zillow, Bowie’s typical home value was about $63,683 as of Dec. 31, 2025, a sharp one-year drop that shows how volatile very small markets can be. Current listings on Redfin include homes under $75,000 and some below $50,000, although inventory is sparse and many properties sit on the market for months. The result is a place where genuine bargains exist, but move-in-ready deals can be tough to snag.
Local draws and tradeoffs
Bowie is near outdoor destinations such as Fort Bowie National Historic Site and Chiricahua National Monument, and the Dos Cabezas Mountains are within reach for hikers and hunters. Fort Bowie and Chiricahua are both managed by the National Park Service, while nearby public lands fall under the care of the Bureau of Land Management. Those scenic perks give Bowie a certain niche appeal, even as the town lacks many day-to-day services.
What buyers should know
Buyers eyeing those ultra-low prices need to keep local economic realities in view. Census Reporter shows a median household income near $36,250 and a high poverty rate in recent estimates. Financing, insurance and eventual resale can all be trickier in a tiny, low-demand market, and many properties need repairs or upgrades. For shoppers chasing cheap square footage, Bowie delivers, but careful due diligence is even more important here than in a larger metro.
