Austin is getting a serious shot at affordable homeownership this year as Austin Habitat for Humanity and city partners roll out three new communities: Prospect Heights, Persimmon Point, and Whisper Valley. Together, the developments will add more than 130 homes reserved for buyers earning up to 80 percent of the area's median family income, with a mix of townhomes, flats and single-family houses. Prospect Heights wrapped construction in January, Persimmon Point is a 126-unit multifamily community in Southeast Austin, and Whisper Valley launched its initial phase during the Carter Work Project last fall.

The projects were formally announced in a Feb. 9 press release, with Austin Housing stating that Prospect Heights, in District 1, and Persimmon Point, in District 2, will deliver about 138 homeownership units for income-qualified Austinites, according to the City of Austin. That same release notes that Whisper Valley began construction in October 2025 as part of a larger volunteer-led build effort.

Prospect Heights And Rosewood

Prospect Heights serves as the homeownership piece of the Rosewood Courts redevelopment and brings 12 townhomes aimed at East Austin families with long ties to the neighborhood, according to the Housing Authority of the City of Austin. The homes will be sold through Austin Habitat using a land-lease model, which separates the cost of the land from the purchase price so that monthly costs stay lower and long-term affordability is preserved.

Persimmon Point: Units, Prices And Funding

Persimmon Point, at 7051 Meadow Lake Blvd in Southeast Austin, will offer 126 condos and townhomes, with prices starting around $152,000 and a mix of two- and three-bedroom floorplans, according to Austin Habitat for Humanity. The City of Austin reports that the development received roughly $12.9 million in AHFC and other public funding, a subsidy that helps keep purchase prices within reach for eligible buyers while reserving a share of homes for local residents under the city’s preference policy.

Whisper Valley Update

Whisper Valley, which began construction in October 2025, was a centerpiece of the 2025 Jimmy & Rosalynn Carter Work Project, where volunteers helped build 25 homes in a single week, Habitat for Humanity International reported. This phase focuses on energy-efficient homes with lower utility needs, pairing long-term affordability with sustainability features for the homeowners who eventually move in.

How To Apply And What Comes Next

Austin Habitat is currently collecting interest questionnaires and has hosted open houses for Persimmon Point, with full application details and timelines available through Austin Habitat for Humanity on its homeownership page. The partners say that a mix of land-lease agreements, restrictive covenants and targeted public funding is designed to limit displacement pressure while creating concrete paths to ownership for local first-time buyers, according to the Housing Authority of the City of Austin.
