A waterfront Palm Beach mansion that had been asking roughly $60 million has landed a buyer, becoming the county's priciest pending home last week. The North End estate at 1610 North Ocean Boulevard went under contract amid a flurry of ultra-luxury dealmaking on the island.
Top Contract and a Busy Week at the High End
According to The Real Deal, the listing at 1610 North Ocean Boulevard was the most expensive property to go into contract in Palm Beach County during the Feb. 2–8 tracking week. The outlet reports that buyers signed 21 luxury contracts that week, with a combined asking price of about $151.3 million, citing Douglas Elliman’s Eklund‑Gomes team.
The House and the Listing
Listing pages describe the estate as roughly 9,800 square feet, built in 2018, with six bedrooms, multiple guest suites, a staff kitchen, pool and private dock. It was marketed by Margit Brandt of Premier Estate Properties with an asking price near $60 million. The listing, which returned to the market in 2025 after earlier price cuts and brief delistings, shows the most recent asking figure at about $59.995 million. These details appear on local MLS aggregator pages such as Redfin and Zillow.
Price Trail and Public Records
Public records show the property sold for $25.5 million on Oct. 30, 2019 to a trust, per the Palm Beach County Property Appraiser. The Real Deal also identifies Bryan and Serena Mattson in connection with the home and notes the house initially hit the market at $77.9 million in 2023 before a series of reductions.
What It Signals at the Very Top
That a marquee oceanfront estate can trade at this price point, after months on the market and multiple price cuts, underscores the depth of demand at the very top of Palm Beach's housing scene. Inventory remains tight, particularly for turnkey waterfront product, and seasonal buyers are still shopping hard. Local agents say that for best-in-class, move-in-ready properties, competition stays intense, and recent contracts suggest that sellers who adjust expectations on price can still get deals across the finish line this season.
