The garden-style campus is set to bring 92 independent-living apartments and 61 assisted-living residences, 153 units total, under developer Beztak. The project, located at 15650 Lyons Road, is slated to wrap up in early 2028.
Project details and timeline
The Lyons Road site is now an active construction zone, according to Florida YIMBY, which reports the community will feature a mix of one- and two-bedroom floorplans. The outlet notes the development spans about 7.65 acres and that an affiliate, All Seasons Delray LLC, moved forward with financing to get shovels in the ground.
The All Seasons Delray community page lists a "Coming Spring 2028" opening and details a long amenity list, including a library, game room, fitness center and arts studios, along with outdoor features such as a resort-style pool, landscaped courtyard and walking trails, All Seasons notes. Plans also call for a small on-site medical center to support residents' needs.
Financing and site history
Florida YIMBY reports that All Seasons Delray LLC secured roughly a $75 million construction loan to fund the build and that Beztak bought the parcel for about $6.3 million in 2022. Property records identify the owner as All Seasons of Delray Beach LLC, per Crexi. Plans to develop the site were first filed in 2021, the reporting adds.
ANF is serving as construction manager on the project, and Seniors Housing Business quoted ANF CEO Al Fernandez saying the community "reflects a new standard in senior living," pointing to the firm's experience with healthcare and multifamily work. The company’s recent completion of a 99-unit seniors affordable project is cited as part of its regional track record.
Lyons Road growth and local concerns
The Lyons Road corridor has been on a steady development streak, and neighbors have repeatedly voiced worries about traffic and infrastructure strain as new projects stack up. Coverage of a nearby county DMV and service-center proposal captured pushback over vehicle volumes and road impacts, a reminder that infrastructure remains a live flashpoint in the area, WPTV noted.
